This Townhouse Condo was damaged with extreme amounts of cat urine. The unit had to be deordorized and sanitized as if it was a flood from floor 1 to floor 3. Once that was completed the Thompson Innovation performed a complete remodel including new drywall, new kitchen, new baths, floorplan reconfiguration, new flooring, updated HVAC system, updated plumming and electrical systems, New lighting, new closet systems and much more. This was a complete remodel that we planned, designed and executed. The unit was sold after completion in multiple offers well above the original listed price.

This project is the construction of 9 Small Lot subdivision Homes on a 1 acre lot that was previously a small house and horse pasture. We took this project on during planning, approval and permitting.
During “Planning” we assisted various entities in getting the demolition and construction permits issued. This included: Architect, Structural Engineer, Civil Engineer, Various City Planning Departments, Landscape Architect, Soils and Geological Engineers, Grading Engineers, Street Engineers, Expiditers, Various Subcontractors for Preliminiary Bids, Insurance and Bonding Companies. During Planning it is an orchestration to make sure the correct people are talking and keep the process moving. It is very common that one person is depending on the next person to do the next step. This is where an Owners Representative becomes very Important.
The “Pre-Construction” Phase was in process during the Planning Phase. This included interviewing various Contractors, getting various pricing information, creating a critical path, creating a master schedule, creating worksite rules, developing compliance plans to be in alignement with Osha, Cal Osha, Workers Comp, Planning and Development Rules, Street Use Rules etc.
“Demolition Phase“ during this phase we insured that the structures had the proper permits, postings and notifications of Demolition as required. We also enlisted Hazardous Substance Removal and mitigation
